We always place our own equity in projects, so we have skin in the game. The reason why we’ve been able to repay 100% of EB-5 capital to investors is due to the fact that we always place EB-5 equity above our own. We can only receive our share of profits or recover our original investment only after our EB-5 investors have been paid their returns or have received their original investment back. Most other regional centers function as financing intermediaries. You can think of them as banks. They raise capital from foreigners in exchange for paying them a small return (most often less than half of 1%). The regional centers then loan the foreign syndicated funds to project developers at rates typically near 8–10%. This means that regional centers can make as much as a 9% spread of EB-5 capital per year. Factoring in a $50,000,000 EB-5 raise, that could be as much as $4,500,000 per year for at least 5 years. That totals $22,500,000 in sunk financing costs that most other regional centers add to a project. This creates an inherent risk in making the project more likely to default.
